Houston Buyers Still Want Traditional Charm—And Prices Aren’t Budging

In Texas, Houston is showing that classic never goes out of style. Colonial and American Traditional homes top the city’s architectural charts, according to the Realtor.com® architectural report. In a metro known for its resilience, these homes are both the most common and some of the most enduring in terms of buyer appeal.

As prices continue to rise and listings grow, Houston’s home market is staying active—especially for buyers chasing timeless style in a still-affordable city.

Houston’s home style: Colonial and Traditional reign supreme

Colonial and American Traditional homes make up 9.0% of Houston’s active listings—more than any other metro in the U.S.. These homes, marked by symmetrical layouts, formal spaces, and brick exteriors, define many of the area’s most established neighborhoods.

The median list price for all homes in Houston in April was $341,719. That’s well below the national median of $459,000 and also lower than the national median of $449,000 for Colonial and American Traditional homes. It positions Houston as a strong value market for buyers seeking classic American Traditional home features.

“When it comes to Colonial or American Traditional homes, buyers who love a classic, timeless look are always interested,” said Phillip Gazca, Regional Manager at Better Homes and Gardens Real Estate. “There’s something solid and familiar about them, the kind of house you might picture during a holiday dinner scene in a movie”.

Solid bones, steady growth

Nationally, Colonial and American Traditional homes have a median construction year of 1996, with most falling into the category of move-in ready but with opportunities for updates.

They’re also reliable in terms of value. Over the past year, these homes appreciated 5.6% nationally—more than any other style tracked. Over the past six years, they’ve gained 28.3%.

In Houston, many of these homes sit on larger lots and offer layouts that suit multigenerational living or family growth. The traditional floor plan appeals to buyers looking for separation of space, especially in an era when remote work and home schooling still influence home choices.

A balanced market in the Bayou City

Houston’s market saw moderate gains in April. The median listing price rose to $341,719, while price per square foot increased by 0.6%—slightly trailing the national 1.0% monthly growth rate.

Inventory grew by 7.3% from March to April, with 10,208 homes on the market. That’s 33.6% more than a year ago. Meanwhile, new listings were up 7.7% year-over-year but dipped slightly month-over-month.

Homes in Houston are selling at a steady clip. The average time on market was 43 days—faster than the national average of 50 days. That pace, combined with growing inventory, suggests a balanced market where buyers still have choice and sellers remain competitive.

National outlook: Traditional styles stand tall

Colonial and Traditional homes are the most common architectural category nationwide, making up 49.8% of all U.S. listings. Houston’s 9.0% share is the highest of any city, confirming the region’s strong alignment with these familiar, family-friendly homes.

Houston also ranks among the top markets for English-inspired homes, which make up 5.2% of its listings. These styles—often featuring Tudor and Victorian design cues—blend historic charm with Southern grandeur. This types of homes speak to a very specific buyer.

“Multigenerational families are seeking a classic, timeless appeal,” says Maggie Ives, a global advisor with Premier Sotheby’s International Realty. “They want something that feels substantial and rooted in history”.

Even in a market seeing upward pressure on prices, Houston remains affordable compared to peer metros—and offers architectural styles that align with both tradition and modern comfort.

For buyers looking for Colonial home style with Southern charm and strong value, Houston continues to deliver.
