Atlanta’s Charm Lives in Craftsman Homes—And Buyers Can’t Get Enough

In Georgia, Atlanta is one of the few major metros where a single architectural style clearly leads the way.

According to the Realtor.com® architectural report, Craftsman homes dominate the local housing landscape. With prices climbing and new listings ticking upward, this Southern market blends style with momentum in 2025.

Even as affordability challenges persist, Atlanta’s distinct home styles are giving buyers plenty to feel good about.

Craftsman style defines Atlanta listings

Craftsman-style homes account for 14.2% of all active listings in Atlanta—the highest share of any metro nationwide for this architectural category. With their deep front porches, tapered columns, built-in cabinetry, and exposed woodwork, these homes reflect a cozy, handcrafted charm that appeals to both newcomers and long-time residents.

The median listing price for homes in Atlanta in spring was $375,000, well below the national median of $459,000 and the national median for Craftsman homes, which sits at $467,000. This makes the city’s most popular home style relatively attainable for first-time buyers and families alike.

“There’s a certain kind of buyer who walks into a Craftsman home and immediately feels at home,” said Phillip Gazca of Better Homes and Gardens Real Estate. “It’s the warm woodwork, the built-ins, the cozy front porch. These homes speak to people who appreciate character and a sense of history”.

Handcrafted and holding value

Craftsman homes typically date back to the early 20th century. Nationally, they have a median year built of 2000, reflecting both historic charm and a wave of more recent construction aimed at replicating that vintage look.

These homes also tend to appreciate steadily. Over the past year, Craftsman homes appreciated 3.8% nationally. Over the past six years, they’ve gained 43.7%—among the strongest performers in any architectural category.

Atlanta’s abundance of these homes means buyers here have more options in a style that’s scarce elsewhere. The city’s neighborhoods are filled with original bungalows and updated versions that retain that front-porch feel, while often modernizing interiors.

Atlanta market sees seasonal lift

In April, Atlanta’s housing market saw a solid seasonal bump. Median list prices climbed to $375,000, and price per square foot rose 0.4%—trailing the national 1.0% growth but still pointing up.

Inventory increased 8.9% month-over-month, with 5,129 homes for sale. That’s 40.4% more than the same time last year. Meanwhile, new listings totaled 1,768—a 6.2% drop from March, but still 4.1% higher than April 2024.

Homes spent an average of 47 days on the market, three days faster than the previous month but slightly slower than the national average. That balance suggests demand remains strong, especially for desirable, character-rich styles like Craftsman.

Yet, some areas of the city are seeing volatility. Atlanta posted one of the steepest price drops in the nation, with a 48% decline year-over-year and a median list price now at $1.3M. The reason: “Prices could be falling due to an increase in lower-priced listings as inventory builds or due to falling buyer demand,” Realtor.com economist Hannah Jones explained.

National standing: Atlanta among the hottest markets

Atlanta ranks 9th among the Realtor.com Top Housing Markets for 2025, based on a combined outlook for sales and price growth. Home sales are forecasted to rise 15.1%, and prices are expected to grow 10.2%. That’s ahead of many peer cities and reflects the region’s growing appeal among buyers.

Much of that demand is fueled by young families, flexible workers, and out-of-state buyers attracted to the area’s lifestyle and affordability.

Atlanta also ranks among the top five metros for build-to-rent housing, with 8,100 units completed and another 6,880 in development.
