Each year, the rankings spotlight ZIP codes where homes are selling well ahead of the U.S. pace and attracting above-average buyer views online.
In 2025, Tiffin’s 44883 ZIP code earned its place, thanks to a powerful mix of affordability, accessibility, and livability.
Tiffin homes are selling quickly
Tiffin ranked No. 48 nationally, with homes selling in a median of 36 days between January and June 2025. That’s more than two weeks faster than the U.S. median of 53 days.
The typical listing price in Tiffin was just $203,000, making it the most affordable Ohio ZIP code on this year’s list and one of the lowest-priced communities among the nation’s hottest ZIPs.
Ohio is well represented in the 2025 rankings. Strongsville (ZIP 44149) placed highest at No. 6 nationally with a $423,000 median and a 25-day sales pace, while Cuyahoga Falls (ZIP 44221) came in at No. 22 with a $196,000 median. Mansfield (ZIP 44904) followed at No. 34 with a $309,000 median, and Canton (ZIP 44718) ranked No. 39 with a $414,000 median. Tiffin rounds out this Ohio housing market cluster, standing out for its affordability while still delivering a sales pace that reflects tight competition.
Midwest markets keep proving their strength
Tiffin’s inclusion reinforces the Midwest’s dominance on the Hottest ZIP Codes list. The Realtor.com regional breakdown shows multiple Midwestern markets ranking in the top 50, including Ballwin, MO; Rockford, IL; Racine, WI; and Jefferson City, MO. Buyers continue to gravitate to the region for its blend of affordability and quality of life.
At $203,000, Tiffin’s median listing price is less than half the June 2025 housing market data national median of $441,000. That affordability—combined with its role as a small city with strong schools, a revitalizing downtown, and a location within driving distance of both Toledo and Columbus—makes it a practical choice for first-time buyers and families.
Suburban living with urban access
Realtor.com Chief Economist Danielle Hale emphasizes that 2025’s hottest ZIPs share a common formula: suburban-style homes, attainable pricing, and connections to metro areas. “
These locations represent a sweet spot for shoppers who want suburban amenities and proximity to jobs without paying top-tier metro premiums,” Hale says.
Nationally, homes in the hottest ZIPs sold 30–42 days faster than the U.S. average and drew 3.6× more listing views. Inventory in these areas remains tight—nearly 59% below pre-pandemic levels—which keeps competition strong even in smaller cities like Tiffin. Buyers here can prepare stronger offers by exploring home loan options and understanding private mortgage insurance as part of their financing strategy.
