Council Bluffs Is One of the Hottest ZIP Codes in Iowa—Here’s Why

Council Bluffs, IA homes for sale have emerged as one of the nation’s hottest housing markets, earning a spot on the Realtor.com® 2025 Hottest ZIP Codes list.

Each year, the list highlights ZIPs where homes are flying off the market and drawing above-average attention from buyers.

In 2025, Council Bluffs (ZIP 51503) stood out for its quick sales pace and competitive pricing, proving that smaller Midwestern cities can hold their own on the national stage.

Buyers are finding a sweet spot in Council Bluffs

Ranked No. 28 nationwide, Council Bluffs saw homes sell in a median of just 27 days from January through June 2025—nearly a month faster than the U.S. average of 53 days.

The typical listing price came in at $302,000, making it one of the more affordable options on this year’s list.

Other Midwestern contenders help paint the picture. Bloomington, IL real estate landed just ahead at No. 26 with a $358,000 median, while Rockford, IL homes came in at No. 11 with a budget-friendly $188,000 median and a blistering 24-day median time on market. Together, these communities highlight the region’s ability to attract buyers who want livability and value without the sky-high prices seen on the coasts.

Real estate professionals also point to Council Bluffs’ appeal beyond its affordability. “When it comes to fulfilling most homebuyers’ wish lists, Council Bluffs is hitting the trifecta: It’s affordable, centrally located, and served by an engaged community,” says Levi Freedman, co-owner of Des Moines Home Buyers LLC.

He adds that the city offers “historic neighborhoods, excellent schools, and a steadily revitalizing downtown—thereby becoming even more attractive to families.”

The Midwest is on fire

Council Bluffs’ success is part of a larger regional story. Realtor.com’s housing data shows the Midwest continues to punch above its weight, with three of the region’s ZIPs ranking in the nation’s top 10. Markets like Ballwin, MO, Strongsville, OH, and Bexley, OH combine affordability with suburban amenities, making them magnets for demand. Other Midwestern standouts in the top 50 include Wheaton, IL, Waukesha, WI, and Livonia, MI.

These markets are largely priced below the national median of $441,000 as of June 2025, giving buyers more house for their money. Council Bluffs, at just over $300K, fits squarely into this narrative of affordable yet competitive markets that balance access to jobs and lifestyle perks.

Value-driven living in a high-rate world

Nationally, the hottest ZIPs tell a bigger story about how shoppers are adapting to today’s housing challenges. According to Realtor.com Chief Economist Danielle Hale, buyers are looking for “a sweet spot” that blends suburban amenities, livability, and proximity to jobs without paying the top-tier premiums of big-city centers.

Inventory remains tight, especially in these competitive ZIPs. Listings in the top markets were nearly 59% below pre-pandemic levels, which helps explain the faster sales pace. Homes in these areas sold 30–42 days quicker than the U.S. average, underscoring just how competitive they’ve become. Many buyers are leaning on a mortgage planning tool to assess financing before entering multiple-offer situations.

Council Bluffs’ moment in the spotlight

Council Bluffs exemplifies these trends perfectly. Its homes are priced well below the national norm yet sell far faster, reflecting both strong local demand and growing recognition from out-of-town buyers.

As Freedman puts it, “cutting-edge affordability paired with a bright future for opportunity and quality of life continue to attract them to Council Bluffs.”
