Cuyahoga Falls Is One of the Hottest ZIP Codes in Ohio—Here’s Why

Cuyahoga Falls, OH (ZIP 44221), has landed a prime spot on the Realtor.com® 2025 Hottest ZIP Codes list, ranking among the nation’s top 25 markets.

Just north of Akron, OH homes for sale and within commuting distance of Cleveland, OH real estate, the city offers a balance of small-town charm, urban access, and some of the most affordable homes in the country.

From January to June 2025, listings in Cuyahoga Falls received 3.5 times more views per property than the U.S. average and sold in a median of just 31 days. The median listing price was $196,000—less than half the national median of $441,000—making it one of the most affordable ZIPs to appear in this year’s zip code rankings.

Affordability meets community spirit in Ohio

Cuyahoga Falls ranked No. 22 nationally and stood out as Ohio’s budget-friendly entry on the list. By comparison, Strongsville, OH homes (No. 6) carried a median price of $423,000, while Bexley, OH real estate (No. 10) posted $439,000.

Local expert Fred Loguidice says the appeal is clear. “Cuyahoga Falls has a charm all its own, with a revitalized downtown, riverfront amenities, and a strong sense of community, all at a median home price that’s incredibly attractive,” says Loguidice, founder of Sell My House Fast Ohio.

The combination of affordability and livability is attracting home shoppers who are priced out of larger metros but still want a vibrant place to call home. Given prices like these, many are also weighing whether to continue renting in bigger cities or purchase a home in more affordable Midwest ZIP codes like Cuyahoga Falls.

Midwest markets heating up

Cuyahoga Falls also ranked No. 10 among the Midwest’s hottest ZIPs. Its sub-$200,000 median stands in sharp contrast to Ballwin, MO ($350,000), Strongsville, OH ($423,000), and Wheaton, IL ($538,000).

The Midwest’s performance in the housing market reflects a bigger national trend. For the third year in a row, the South and West were absent from the top 10, while the Northeast and Midwest dominated. Limited inventory and steady market demand have kept these regions competitive, even as other parts of the country cool.

Suburban living with urban access

Like many of 2025’s hottest ZIPs, Cuyahoga Falls combines suburban comfort with metro convenience. Its downtown revitalization, riverfront parks, and proximity to both Akron and Cleveland give residents access to amenities without the price tag of a big city.

Realtor.com Chief Economist Danielle Hale notes that this year’s buyers are more strategic.

“These locations represent a sweet spot for shoppers who want suburban amenities and proximity to jobs without paying top-tier metro premiums,” Hale says.

Cuyahoga Falls’ rise in 2025

Cuyahoga Falls’ rise illustrates how affordability, livability, and strategic buyer behavior are reshaping the housing map in 2025. With its quick-moving market, revitalized amenities, and sub-$200,000 price point, it stands as one of the most accessible and attractive ZIP codes in the country.

In this high-rate environment, that financial strength has become essential. Inventory across the top housing markets was nearly 59% below 2019 levels, keeping competition tight and pushing buyers to move quickly. Many are turning to tools like a mortgage calculator to plan their financing and strengthen offers.
