Manchester Is One of the Hottest ZIP Codes in New Hampshire—Here’s Why

Manchester, New Hampshire homes (ZIP 03104) rank No. 15 on Realtor.com®’s 2025 Hottest ZIP Codes list .

As the largest city in New Hampshire, Manchester blends historic charm, a strong job market, and a vibrant cultural scene with the accessibility and amenities that buyers are seeking in 2025.

From January to June 2025, Manchester listings received 4.1 times more views per property than the U.S. average and sold in a median of just 28 days. The median listing price was $481,000, above the current national median of $440,000 but competitive for a city with such strong regional demand.

A leading market in New Hampshire

Manchester is the highest-ranked New Hampshire market on this year’s list. Its popularity comes from its mix of urban amenities, suburban-style neighborhoods, and strong transportation connections. The city offers proximity to both Boston and the New Hampshire Seacoast, appealing to buyers who want flexibility in work and lifestyle options.

Brittany Ping, Director of Property Management for Ledgeview Commercial, says Manchester has sustained its place among top markets because “the walkable infrastructure has only improved.”

“The city is full of green space, walking trails, and modern venues like a top-rated regional airport, minor league ball field, and large arena that draws big-name shows.” She also notes that Manchester’s history as a mill city created a foundation for a convenient and connected community.

“The city hit it big during the Industrial Revolution boom and companies like Amoskeag Manufacturing deeded out land to its workers specifically to create a walkable city that made convenience a part of life for the average mill worker.”

Northeast’s dominance in 2025

Manchester’s inclusion is part of the Northeast housing market’s strong performance this year. The region claimed seven of the top 10 hottest ZIP codes nationwide, and multiple others in the Top 20. This reflects sustained buyer interest despite higher mortgage rates, driven by limited supply and high demand for suburban and small-city living.

According to June 2025 housing data, national listings were still 12.9% below pre-pandemic levels, while the hottest ZIP codes averaged nearly 59% fewer listings than in 2019. Manchester’s fast-moving sales mirror those national high-demand conditions.

Urban amenities with small-town feel

Manchester offers a variety of housing options, from restored mill lofts downtown to single-family homes in established neighborhoods. The city’s walkable downtown is lined with shops, restaurants, and cultural venues, while its parks and trails appeal to outdoor enthusiasts.

Its location—just over an hour to Boston, the Seacoast, or the White Mountains—gives residents access to year-round recreation, from skiing and hiking to beaches and boating. The combination of convenience, lifestyle options, and affordability compared with Boston makes Manchester a top choice for buyers.

Why Manchester’s market is moving quickly

With a median listing price of $481,000 and homes selling in under a month, Manchester’s market moves significantly faster than the national pace of 53 days. Buyers are motivated by the city’s balance of affordability, access, and quality of life.

While some markets have slowed, existing-home sales trends show that urban centers with strong job bases and cultural offerings—like Manchester—remain highly competitive.
