Part of the Milwaukee-Waukesha metro area, this southeastern Wisconsin community combines suburban amenities, regional job access, and relative affordability—qualities that are fueling strong buyer interest.

From January to June 2025, Waukesha listings received 3.4 times more views per property than the U.S. average and sold in a median of just 28 days. The median listing price during that period was $341,000, well below the national median of $440,000, making it one of the more affordable markets in the Top 20.

A strong performer in Wisconsin’s housing market

Waukesha is the highest-ranked Wisconsin market in the 2025 list, outperforming others in the state thanks to its competitive pace and pricing.

Its location just west of Milwaukee gives residents easy access to the metro’s job market, cultural offerings, and transportation network while maintaining a quieter suburban environment.

The city’s affordability compared with national averages attracts a mix of first-time buyers, move-up shoppers, and those relocating from higher-cost areas.

Midwest’s steady momentum

Waukesha’s appearance in the Top 20 reflects the Midwest housing market’s strong performance in 2025. The region placed multiple ZIP codes in the national Top 20, including Ballwin, MO; Strongsville, OH; and Bexley, OH, showing how affordability paired with lifestyle amenities continues to attract buyers.

Inventory scarcity plays a major role in this competitiveness. According to June 2025 housing data, national listings were still 12.9% below pre-pandemic levels, while the hottest markets averaged nearly 59% fewer listings than in 2019. In Waukesha, this limited supply is accelerating sales and creating competition for well-priced homes.

Suburban living with metro access

Waukesha offers a variety of housing styles, from historic homes to newer construction, giving buyers options across a range of budgets. Its suburban character includes parks, trails, and community events, while its proximity to Milwaukee ensures access to jobs, higher education, and cultural attractions.

Buyers value Waukesha for its school system, recreational opportunities, and neighborhood stability. The area’s transportation links, including major highways and commuter routes, make it an appealing choice for those who work in Milwaukee but prefer to live outside the city.

With a median listing price of $341,000, Waukesha is significantly more affordable than many markets on the 2025 list. Homes here sell in under a month on average, compared with the national median of 53 days. The combination of price advantage, quality of life, and low inventory encourages buyers to act quickly.

While some markets have seen slowing demand, existing-home sales trends show that affordable suburban areas with strong regional ties, like Waukesha, remain active. Multiple offers are not uncommon, particularly for move-in-ready properties.
