Located in the Providence-Warwick metro area, this northern Rhode Island community is drawing strong buyer interest with its suburban appeal, commuter access, and competitive home prices.
From January to June 2025, Cumberland listings received 3.6 times more views per property than the U.S. average and sold in a median of just 26 days. The median listing price during that period was $534,000, just 3.3% lower than the metro’s $600,000 median, showing that buyers see value in the area even without a deep discount.
Rhode Island’s leading market in 2025
Cumberland is the only Rhode Island market to appear in this year’s top 10. Its competitive pricing and location—offering access to Providence, Boston, and major highways—make it attractive to both local buyers and commuters.
More than half (55.6%) of Cumberland’s listing views came from outside the metro, with Boston-Cambridge-Newton buyers accounting for 25.7% of that out-of-metro traffic.
This suggests strong cross-border interest from Massachusetts buyers seeking suburban space at a lower cost than in Greater Boston.
Northeast’s dominance in the national rankings
Cumberland’s performance reflects the Northeast housing market’s overall strength, with the region claiming seven of the top 10 hottest ZIP codes nationwide. Regionally, Cumberland ranked sixth, following Beverly, MA; Marlton, NJ; Leominster, MA; Wayne, NJ; and Trumbull, CT.
Tight inventory continues to be a defining factor. According to June 2025 housing data, national listings were still 12.9% below pre-pandemic levels, while the hottest markets averaged nearly 59% fewer listings than in 2019. These conditions keep competition high and shorten time on market.
Suburban lifestyle with metro connections
Cumberland offers a mix of established neighborhoods, newer developments, and access to green spaces. Residents enjoy a quieter suburban environment while remaining within commuting distance of both Providence and Boston.
Its location near major transportation routes makes it a viable choice for buyers who want more space than urban areas typically offer, without losing access to employment centers.

With a median listing price of $534,000, Cumberland sits above the national median of $440,000, but competitive conditions show buyers are willing to pay for its blend of location and lifestyle. Homes spend less than a month on the market, significantly faster than the U.S. pace of 53 days.
While some areas have seen sales slow, existing-home sales trends indicate that suburban markets with strong commuter appeal, like Cumberland, remain highly active. Buyers here tend to act quickly to secure properties.
