Texas Couple Raffle Off $7 Million Hill Country Resort for Just $10

A Texas couple is offering something almost unheard of in today’s real estate market. For the cost of a $10 ticket, one lucky entrant will win a luxury Hill Country resort worth an estimated $7 million.

Ann-Tyler and Brian Konradi, founders of The Yurtopian Hill Country Resort, are using a U.K.-based sweepstakes platform to raffle off their 46-acre property in Dripping Springs, TX.

“We were deep into conversations about selling when we stumbled upon Raffall’s recent drawing for the Ireland farmhouse. It totally stopped us in our tracks. It wasn’t just quirky—it felt hopeful, human, and wildly creative,” the Konradis tell Realtor.com®.

The prize is far from a fixer-upper. The property includes 10 luxury rental yurts, a 2,000-square-foot home, three event spaces, and a wellness spa structure. It is an income-producing business that already ranks among the top 2% of multiunit lodging operations in Texas for revenue per key.

The land is expansive, equal to 46 American football fields. That is also the size of 230 home lots, 20 city blocks, or nine vineyards. The winner will hold the title to a property that is both rare and highly marketable.

The Konradis were inspired by recent news of Ohio woman Kathleen Spangler, who, on a whim, entered a raffle to win a cottage in Ireland. It cost her only $12.67.

“That story lit a spark for us. We thought: Why not make the transfer of something we love feel more like a gift than a transaction?” the couple say.

“The Yurtopian has always been about creating unforgettable experiences, so using a raffle-style drawing to pass on our resort felt like a natural extension of that mission.

“It turns a traditional sale into a once-in-a-lifetime opportunity—for us and for the winner. Plus, after seeing similar raffles gain traction in Europe, we thought: Why not be the first to do something like this in the U.S.?”

A growing name in Texas hospitality

The Yurtopian opened in 2019 after the Kondradis settled in Wimberley, TX, following more than 20 years of living and traveling abroad. Ann-Tyler had a career in marketing, while Brian worked as an international transaction lawyer. The couple channeled their love of design, travel, and hospitality into a new kind of lodging experience.

They chose colorful, Mongolian-style yurts as their signature accommodations. Each yurt comes with a rooftop deck, an outdoor kitchen and bathroom, a fire pit, and a hot tub. Guests enjoy privacy along with sweeping views of the Texas Hill Country.

Bookings come in quickly, with guests reserving stays through Airbnb and the resort’s own website. They developed a second resort in Dripping Springs that offered more space and included a wet-weather creek.

Over time, The Yurtopian grew to 16 lodging yurts, two spa yurts, and four yurts reserved for family and friends. The resort now operates with the help of property managers, turnover teams, and full-time maintenance staff.

Dripping Springs is located about 23 miles west of downtown Austin. The drive takes roughly 40 minutes through scenic Hill Country roads.

Austin has built a reputation as a city with big creative energy, a thriving music scene, and a welcoming, open-minded community. Residents enjoy an abundance of outdoor activities, diverse dining options, and a strong sense of local pride.

For guests, The Yurtopian is close to wineries, breweries, hiking trails, and event venues. Dripping Springs is also known as the Wedding Capital of Texas, which makes the resort’s event spaces a natural draw for private gatherings.

A different path to ownership

In today’s market, many would-be buyers face steep hurdles to homeownership. Prices remain high, as well as mortgage rates. For younger generations, purchasing property outright can feel like a distant dream.

By raffling off The Yurtopian, the Konradis are offering a way around those obstacles. For $10 or less, someone will win a fully developed, income-generating resort with no mortgage attached. The winner also has the option to take a $1 million cash prize instead of the property.

“A property like this—46 acres in the Texas Hill Country with income-producing luxury yurts—is typically out of reach for most people. But with a raffle-style drawing, someone can enter for about the price of lunch and potentially walk away owning the whole resort or $1 million in cash,” the Konradis say.

“It’s a shot at financial freedom, a creative business opportunity, or even a fresh start—something most people only dream about. We love the idea that this could completely transform someone’s life overnight.”

The sweepstakes opened on July 15, 2025. The winner will be announced on Sept. 30. After that, the winner has until Oct. 15 to inspect the property and sign a purchase contract for $1.

The Konradis have three grown daughters and a small black Maltipoo named Mila, whom they call the “Head of Ranch Security.” While they have enjoyed building and running The Yurtopian, they are ready to move on to new adventures.

The resort is owned by Vinton Properties LLC and operated by The Yurtopian Dripping LLC. The transaction will be managed under the official rules in partnership with Next Level Drawings LLC.
For the new owner, the property offers flexibility. It can continue as a high-performing short-term rental business, expand as a hospitality brand, or become a private retreat.

“We’re proud of how we preserved the natural landscape while still building in luxuries like rooftop decks, outdoor kitchens, private hot tubs, and fire pits—all tucked into the Texas Hill Country. It’s not just about beautiful structures; it’s about how it feels when you’re there. Guests always say it’s like stepping into their own little world, and that’s exactly what we were going for,” the couple explain.
