Iconic Nude Swingers' Resort Hits the Market in Palm Springs for $10.5 Million—Complete With Its Own 'Play Maze'

An infamous Palm Springs resort that most recently served as a clothing-optional hot spot for swingers from around the world has been put on the market for $10.5 million.

Known as the Exotic Dream Resort, the boutique motel boasts 40 rooms, many of which are newly renovated, as well as an expansive pool and a so-called “play maze” for its adult guests.

But it is the property’s reputation and history that really help it stand out from the crowd, having become something of a local hub thanks to its free-thinking ethos that allows guests to truly let it all go—including their clothes.

“It’s not only clothing-optional, but it’s a swinger-lifestyle resort,” listing agent Adam Gilbert, of The Firm Commercial, explains, adding that the adults-only hotel comes complete with a list of repeat clientele who help make the property an even more alluring business opportunity to budding hospitality barons.

What’s more, the resort boasts an impressive history in the area, having previously served as a gay men’s resort—where clothing was, once again, optional.

“Before it was Exotic Dreams Resort, it was a place called All Worlds Resort, which was a very popular gay men’s resort, clothing-optional,” Gilbert continues. “It’s a very well-known property in terms of the history. If you know, you know.”

In addition to that impressive reputation, whoever snaps up the resort will have access to the intellectual property, as well as furnishings, staff, and the how-to for planning fun events, such as theme weekends, like Halloween and “Footballs & Fluffy Robes.”

“They have a great customer list and an online forum where people can chat,” says Gilbert.

Recent updates and renovations also ensure the next person who manages it can move in worry-free.

“The owner spent over $500,000 redoing all of the underground plumbing with a more modern material,” says Gilbert. “He did renovate a number of the rooms. The hotel was closed in 2024 and part of 2025 for these renovations and just opened up again a month or two ago.”

The property isn’t in the heart of downtown, where many Palm Springs hotels are, but a mile southeast in the Warm Sands neighborhood, which helps give guests privacy. Still, Gilbert says is “a hot spot for hotels” in this lifestyle category. Day passes entice clientele who want to check it out for just a few hours, too.

According to the listing agent, the time to buy a motel of this kind in this area couldn’t be better, with Gilbert revealing that Palm Springs is in the midst of a hotel boom, which this property could fit right into—even if a new owner decides to take the theme of the resort in a new, fully clothed direction.

“What we’re seeing in the market is a lot of these clothing-optional or niche hotels are being converted into more traditional boutique hotels because that’s where the market is heading,” says Gilbert, who recently brokered the sale of clothing-optional Desert Sun Resort, which was ultimately turned into a much more traditional hotel by its buyer.

Gilbert created a tongue-in-cheek video to advertise the Desert Sun property, in which he paid homage to the resort’s risqué history—while also highlighting its potential as a traditional, fully clothed venue.

“It’s much more profitable to open it up to everyone as opposed to going niche, niche, niche,” he notes. The new owners reopened the property as Casa Palma, flaunting its G-rated pickleball courts, outdoor yoga and “picnicking with your family under an olive tree”—with no hint of its saucy past.

Gilbert also sold Bearfoot Inn for $2.8 million last year and it was later transformed into Terra Palm Springs, a luxury eco-minded and wellness resort with four young owners (an architect, a creative director, a director of operations, and a financial officer).

However, the Exotic Dreams Resort boasts something none of those dwellings offered: a huge amount of space.

Whereas many Palm Springs hotels are between 10 and 25 rooms, this property boasts 40 rooms. Not only does this provide owners with the ability to bring in more profit, it’s an opportunity to completely brand a higher-end experience.

“40 rooms will allow a bigger group to come in and have better economy of scale,” says Gilbert, adding that a hotel of this size to come on the market is rare.

“We’re going to be targeting experienced hoteliers and groups … to tackle a project of this size,” says Gilbert, explaining his strategy in finding a buyer. “Groups like that, they have their own ideas of what they want.

“A lot of it is presenting it the best way and stepping out of the way, not putting your thoughts into it too much. With a smaller hotel, it’s my job to paint the picture for them. They may not have as much experience.”

Clothing required or not, “I think someone’s going to come in here and take it to the next level with their vision,” says Gilbert of the hotel’s future.
