The home has returned to the market just four years after Ramsey sold it for over $10 million in 2021.
Ramsey has built a career delivering tough-love financial advice on his hit radio show and podcast, “The Ramsey Show,” for over 30 years. So it comes as no surprise that this vast property turned out to be a good investment for him.
Ramsey first purchased the land in 2008 for just $1.5 million. Today, the site is considered one of the most coveted and unique luxury properties in the region, according to listing agent Erin Kruger.
“You have an incredible view for over 20 miles. … This kind of elevation can’t be built on anymore because of the ridge-top ordinances.”

Local laws restrict building at such high elevations to protect scenic views, making this custom-built mansion extremely rare.
The estate’s pristine landscape offers unparalleled privacy, while still being close to downtown Franklin.
“In Tennessee, sometimes you can get that wonderful privacy and those great views, but you’re driving a half an hour to 45 minutes to amenities. This is just 2 minutes away from just about everything,” Kruger explains.
Ramsey and his wife built the seven-bedroom, 8.5-bath residence and filled it with every luxury amenity imaginable.

The Ramseys sold the home in 2021 for $10.2 million.
The current owners, who raised their children in the home, are now ready to downsize, according to Kruger. It’s a move Ramsey himself often advises older homeowners, to save money and simplify their lives.
The property is attracting plenty of interest, says Kruger. “I actually showed it three times last weekend, and two of the prospective buyers are very interested. Homes of this caliber, with this kind of finished level and this kind of price point, are in demand.”

There has been an increase in interest in the luxury real estate market in the Franklin and surrounding Nashville area, which has seen a range of high-priced sales.
Pop star Justin Timberlake sold 127 acres in Nashville for $8 million in 2024, originally asking for $10 million for the ranch.
In 2023, a Franklin compound became the state’s most expensive listing, hitting the market for $65 million, double the previous record sale of $28 million in 2010.
“Last year in the area, we had over 12 homes that closed over $10 million. To put that in perspective, pre-COVID, in 2019, I think we may have had one home that was over $10 million,” says Kruger.
“Nashville has been undervalued when it comes to the luxury sector for a long time. Now there are a lot of buyers who have their eyes on Tennessee, especially for the larger compounds, the larger estates.”
The current owners have also done their part to raise the value, with vital internal and cosmetic renovations.

“They’ve done pretty much all system renovations, so all the HVACs, the roof has been replaced, windows and doors have been replaced, updated kitchens, bathrooms, things like that,” says Kruger.
