Celebrity real estate agent Ryan Serhant is no stranger to luxury properties—but even he knows that his latest listing is truly a “one-of-a-kind” find.

Serhant, 41, has just brought a staggering Hamptons property to the market: a sprawling compound that is listed for $89 million and boasts not only an extraordinary waterfront mansion but also an adjacent plot that is currently in use as a nine-hole golf course.

The adjacent Long Island properties—which are being listed separately—are currently owned by Vitamin Shoppe founder Jeffrey Horowitz, who began shopping around the “ultimate oceanfront compound” for $125 million earlier this year.

According to property records, Horowitz and his wife, Helen, purchased the two adjacent plots separately in the mid-1990s to amass his 3.5-acre spread, paying $700,000 for the land that now houses his golf course in 1996.

He then built an enormous megamansion on the other parcel of land to create what the property’s listing describes as “a generational opportunity rarely seen on the East End.”

“Two single and separate parcels offer extraordinary potential in a setting that’s as private as it is breathtaking.”

The main eight-bedroom residence, which offers close to 9,000 square feet of living space, boasts walls of glass to make the most of the exceptional ocean views, while the interior has been customized with every luxury amenity imaginable—from top-of-the-line appliances to designer decor.

Listing images reveal enormous windows in almost every room to maximize the natural light—while also ensuring that stunning vistas can be enjoyed from every space, particularly those at the back of the property that offer an amazing view out over the ocean.

Etertaining spaces include a luxurious dining room, a chef’s kitchen, and a movie room with theater-style seating.

Unique amenities include an arcade with a collection of classic games such as air hockey and pinball, and a private staircase down to the waterfront.

“Towering walls of glass open the home to the elements, offering uninterrupted views of the Atlantic Ocean and dramatic sunsets over a neighboring pond,” states the listing, which is held by Serhant and his colleague Kieran Brew.

Despite its sky-high price tag, the property is being sold as a renovation opportunity. The listing notes that the beach house, though beautiful, is “an ideal canvas for reimagination,” while the land that currently serves as Horowitz’s private golf course could serve as the location for all manner of unique amenities.

“Directly across the private gravel drive, the second parcel offers a blank slate with deeded ocean access and its own executive golf course,” the listing states. “It’s perfectly suited for a guesthouse, expanded estate grounds, or added amenities like tennis and pickleball.”

Should the properties end up being sold separately, a future owner would have the option of building another primary residence on the golf course land.

“This is not just a property, it’s a true compound-in-the-making, in one of the most coveted oceanfront enclaves in the world,” the listing concludes.

According to the Wall Street Journal, Horowitz and his wife are selling the dwelling because they no longer need the space now that their children have grown up and moved out. The couple also own homes in New York City and Florida.
