Kiss rocker Gene Simmons was ready to “shout it out loud” when he put his Beverly Hills home on the market for $14 million—but the singing sensation has been a little bit quieter about another recent real estate deal: the purchase of a $25 million Malibu mansion, where he and his wife are now understood to be living full time.

Property records reveal that Simmons, 75, picked up the “one-of-a-kind” estate in September 2024, using the same LLC through which he purchased his Beverly Hills abode—which he put on the market just seven months later.

At the time of the Beverly Hills property’s listing, Simmons explained that he and his wife, Shannon Tweed, had made the decision to part ways with the home after they purchased another dwelling in Malibu—although he failed to share any details about their newly bought residence.

Now, Realtor.com® can reveal that the property in question is a 2.5-acre blufftop spread that is, per its original listing, “surrounded by stunning ocean views” and features more than 300 trees across the land, offering a lush environment that serves as the perfect sanctuary for any star.

Adding to that feeling of privacy and security is the home’s plum location behind its own gates, which create a safe barrier between Simmons and the outside world.

Situated at the heart of that lush landscape is the main residence, which was built from eco-friendly materials, including recycled steel and sustainable timber—and is run entirely on electricity, sourcing much of its power from Tesla batteries and solar panels, meaning that is has zero carbon emissions.

Adding to the eco-friendly luxury are the “water vapor fireplaces,” built-in water filtration, and air ventilation system that “ensure a healthy lifestyle at all times.”

Inside the main property, there are six bedrooms and nine bathrooms as well as a luxurious chef’s kitchen, a home movie theater, two wine rooms, and a full gym, while the outside is home to a saltwater pool, spa, basketball court, bocce ball court, golf green, and a driving range.

In total, the home spreads across just under 14,500 square feet, providing plenty of space for Simmons and his spouse.

The opulent abode is almost twice the size of the Beverly Hills home that the couple is still in the process of trying to sell—having listed it back in April for just a hair under $14 million.

Simmons originally purchased the four-bedroom dwelling in 2021 for $10.5 million so he and his wife could have a residence in California after relocating to Las Vegas.

However, the couple struggled with the scorching heat in Nevada and ultimately decided to put their Vegas property back on the market in favor of returning to Beverly Hills and setting up permanent residence inside their ultramodern abode.

But the purchase of their Malibu estate in September 2024 left them with little need for the Beverly Hills property, sparking their decision to sell.

Meanwhile, the couple’s former Beverly Hills home is currently on the market for just under $14 million.

Still, they could well be facing an uphill battle.

Thanks to its hefty price tag, the home is already facing a limited pool of prospective buyers. However, that hasn’t stopped Simmons from narrowing down potential parties even more—namely by excluding anyone he believes will soil the happy memories he and his family have made inside its walls.

“You have such wonderful times there, you don’t want some schmuck in the place you call home. No drugs, no alcoholics. I don’t want anybody coming in there who is going to destroy the place,” he told the Wall Street Journal in April.

Provided a buyer is able to make it through Simmons’ strict selection process, they will have quite the opulent pad on their hands.

The pricey property, which is being listed by Lisa Young of Compass, comes with a “40-foot glass-like infinity pool, dramatic drought-tolerant landscaping, and bold bronze geometric sculptures that offer a distinct artistic statement,” according to a press release shared with Realtor.com.

Simmons’ property was designed by Swiss architect Roger P. Kurath and is made of “glass, steel, oak wood and concrete elements,” which emphasize the sweeping views of the mountains, valleys, and ocean.

In a statement, Simmons revealed that the views were what drew him to the property in the first place.

“My favorite part of the house is waking up in the morning in the upper bedroom, having coffee in bed, and on a clear day being able to see all the way out to the ocean,” he shared.

When he listed the home, Simmons quickly narrowed down the pool of potential buyers—namely by excluding anyone he believes will soil the happy memories he and his family have made inside its walls.

The five-bathroom property boasts 12-foot ceilings, a gallery space, and a plush home theater.

And much like his newly-purchased pad, Simmons’ former home “utilizes solar-power for pool and radiant heated flooring, eco-materials and fire-resistant, waterproof triple-panel windows.”
