Oregon’s housing market may be shifting, but its love for Craftsman homes in Portland is rock solid—and it’s moving the needle.
These warm, wood-accented homes continue to define the city’s homebuying scene, according to the latest Realtor.com® new architectural style report, even as prices nudge upward and inventory rebounds.
Craftsman homes lead in Portland, OR—and buyers are still drawn in
Craftsman homes hold the crown in Portland, making up 4.0% of the total U.S. inventory for that style—one of the highest concentrations nationwide. With their hallmark low-pitched gable roofs, covered porches, and exposed wood detailing, Craftsman homes offer a cozy charm and timeless appeal that has captivated generations of buyers.
These homes have a median list price of $467,000 nationally. In Portland, the median list price across all home styles reached $530,000 in April—higher than the national average of $459,000.
“Craftsman homes typically attract buyers who value authenticity and hand-crafted details,” said Maggie Ives, Global Advisor at Premier Sotheby’s International Realty in Florida. “These homes have genuine charm and often appreciate well because they’re built to last with quality materials”.
Inside the Craftsman appeal: age, size, and value trends
The average Craftsman home in the U.S. dates to the year 2000 and typically spans about 2,000 square feet. They’re not the biggest homes on the block, but what they lack in sheer size, they make up for in handcrafted character and curb appeal.
Price-wise, Craftsman homes have held their value well. Nationally, they appreciated 3.8% over the past year and an impressive 43.7% over the last six years. This growth positions them just behind Ranch and Modern homes in terms of long-term price gains—proof that buyers still place high value on quality craftsmanship and traditional aesthetics.
And while some buyers opt for flashier finishes, many in Portland are embracing the warmth of built-in bookcases, artisan cabinetry, and welcoming front porches that define the Craftsman look.
“There’s a certain kind of buyer who walks into a Craftsman home and immediately feels at home,” said Phillip Gazca, Regional Manager at Better Homes and Gardens Real Estate Gary Greene. “These homes speak to people who appreciate character and a sense of history”.
Why Portland’s market is heating up right now
April’s numbers tell a story of a market on the move. The median listing price in Portland jumped to $530,000, marking a significant increase from the previous month. While home prices rose, the price per square foot dropped by 1.0%, suggesting that buyers may be getting more space for their dollar.
Inventory surged—up 15.3% month-over-month and 25.8% year-over-year—which may give buyers a better chance at finding their ideal home, especially with more Craftsman listings in the mix. New listings climbed 28.4% over the previous month, pointing to a reinvigorated seller pool ready to test the market.
Homes are taking an average of 44 days to sell, slightly faster than the national average of 50 days. This suggests a market with active buyers, though not one in a full-blown frenzy.
Zooming out, Portland ranks 37th among the top 100 U.S. metro areas for projected combined price and sales growth in 2025, according to the Realtor.com forecast. While it may not be leading the pack, Portland is holding its own with 6.7% expected price appreciation and 11.1% growth in home sales.
National style trends: Craftsman still holds strong
Across the U.S., Colonial/American Traditional homes remain the most prevalent, accounting for nearly half of all listings. But styles like Craftsman and Ranch aren’t far behind in popularity, especially in metro areas with a rich architectural legacy.
Craftsman homes have become a go-to choice for a wide demographic—from young professionals seeking character over cookie-cutter layouts, to families wanting functional space that doesn’t skimp on design.
In the national market, style-driven price dynamics are real. Craftsman homes are appreciated for their enduring design and moderate pricing. With a median list price of $467,000—neither too high nor too low—they offer accessibility without sacrificing style.
