The latest Realtor.com® architectural styles report, reveals that Mediterranean style homes dominate the local housing market, comprising 8.4% of all active U.S. listings in this style.

“Buyers who want their home to feel like a private resort, that’s where Mediterranean or European-inspired homes come in. Stucco exteriors, tiled roofs, courtyards, and balconies make these homes feel luxurious and welcoming,” said Phillip Gazca, Regional Manager at Better Homes and Gardens Real Estate Gary Greene.

Mediterranean style takes the lead in Riverside

Riverside stands out nationally for its concentration of Mediterranean-style homes. These properties are characterized by the aforementioned stucco exteriors, red tile roofs, and arched windows—features that echo classic European villas and suit Southern California’s sunny climate.

Locally, homes listed in Riverside stand at a median price of $699,000, slightly below the national average for Mediterranean homes, which stands at $725,000. Riverside’s overall median list price is also comfortably above the national median for all homes ($459,000), underscoring the area’s upscale appeal.

The style’s popularity in Riverside is no coincidence. Mediterranean architecture blends old-world aesthetics with the open-air lifestyle Southern Californians crave.

Across the U.S., Mediterranean homes are among the largest on the market, with a typical living space of around 2,500 square feet. They often feature expansive layouts perfect for entertaining, along with elegant courtyards and luxurious finishes.

The median year built for these homes is 2001, placing them among the newer home styles compared to others like Ranch or Colonial. Despite their size and charm, their price growth has recently plateaued.

Over the past year, Mediterranean homes have seen 0.0% appreciation, reflecting a cooling in high-end home demand. However, over the past six years, they’ve appreciated 36.8%, still representing solid long-term value.

What Keeps Riverside in the Game

Riverside hasn’t escaped broader market headwinds, but it’s holding steady. Though it doesn’t appear in the list of top 10 falling-price ZIP codes, it also isn’t on the hot list of surging markets. Instead, Riverside finds balance.

According to the Realtor.com 2025 housing market forecast, Riverside is expected to see home sales grow modestly and prices rise 8.8%. The city continues to draw buyers with its mix of affordability (compared to nearby LA), lifestyle perks, and architectural charm.

It’s worth noting that Riverside is part of California’s Inland Empire, a region that has absorbed much of the migration from more expensive coastal cities. With relatively more space and new development opportunities, Riverside remains a magnet for buyers priced out of coastal metros.

The Mediterranean home style, with its luxurious feel and spacious layout, is the perfect fit for Riverside’s growing population of move-up buyers and families seeking beauty and comfort. As more Californians hunt for value without sacrificing quality, Riverside’s Mediterranean appeal is only set to grow.
