Wausau, Wisconsin, has secured a place on the Realtor.com® 2025 Hottest ZIP Codes list, highlighting the demand for affordable, fast-moving homes in the Midwest.

Each year, the rankings identify communities where listings sell at record speed and attract far more buyer attention than the national average.

In 2025, Wausau’s 54403 ZIP code made the cut, underscoring the enduring appeal of smaller Midwestern cities that combine affordability with quality of life.

Wausau homes are selling quickly

Wausau ranked No. 42 nationally, with homes selling in a median of 36 days between January and June 2025. That’s more than two weeks faster than the U.S. median of 53 days. The typical listing price in Wausau was $245,000, making it one of the most affordable ZIP codes on the list—well below the June 2025 housing market data median of $441,000.

Wisconsin as a whole made a strong showing in 2025. Racine (ZIP 53402) ranked No. 30 at $329,000 and 29 days on market, while Sheboygan (ZIP 53083) came in at No. 32 with a $326,000 median and 32-day pace. Waukesha (ZIP 53186) placed even higher at No. 14, with a $341,000 median and homes selling in just 28 days. Wausau’s affordability distinguishes it from its Wisconsin peers, offering one of the lowest entry points into homeownership while still moving faster than the U.S. average.

Midwest affordability keeps markets hot

Wausau’s recognition reflects the broader strength of the Midwest. Realtor.com’s regional breakdown shows that the Midwest continues to dominate the Hottest ZIP Codes list, with multiple cities in Ohio, Illinois, Michigan, and Wisconsin making the top 50. Markets like Rockford, IL, Ballwin, MO, and Strongsville, OH have proven that buyers are drawn to value-rich areas where affordability and lifestyle go hand-in-hand.

At $245,000, Wausau is among the least expensive markets on this year’s list. That affordability—paired with proximity to outdoor amenities like Rib Mountain State Park, the Wisconsin River, and a revitalizing downtown—makes it attractive to both local buyers and those relocating from higher-cost metros. Many home shoppers are using a mortgage calculator and home affordability calculator to understand what fits within their budgets before buying.

Suburban living with urban access

Realtor.com Chief Economist Danielle Hale explains that the hottest ZIPs share a common theme: they offer suburban-style amenities and more space while maintaining ties to larger economic hubs.

“These locations represent a sweet spot for shoppers who want suburban amenities and proximity to jobs without paying top-tier metro premiums,” Hale says.

Nationally, the hottest ZIPs sold 30–42 days faster than the U.S. average and drew 3.6× more listing views. Inventory in these areas remains tight—nearly 59% below pre-pandemic levels—helping explain why homes in affordable cities like Wausau are moving quickly. Buyers can explore home loan options and learn how private mortgage insurance might affect monthly payments.

Wausau’s edge in 2025

What sets Wausau apart is its ability to combine affordability, small-city living, and quick-moving homes. With its sub-$250K median price, it offers some of the most accessible housing on the Hottest ZIP Codes list. Yet its 36-day sales pace proves that buyers recognize its value and are acting quickly to secure homes.

Together with Racine, Sheboygan, and Waukesha, Wausau underscores Wisconsin’s role as a state where demand remains strong across a range of markets. For buyers, it’s a chance to find affordability without compromise—a reason Wausau stands among the nation’s hottest ZIP codes in 2025. Those planning a move can prepare with a moving checklist, while sellers can turn to resources on selling a house and how much their house is worth.
