Ashland, Ohio, has earned a place on the Realtor.com® 2025 Hottest ZIP Codes list, standing out as one of the Midwest’s most competitive housing markets.
Each year, the rankings identify ZIP codes where homes are attracting above-average buyer interest and selling well ahead of the U.S. pace.
In 2025, Ashland’s 44805 ZIP code joined the list, reflecting how this small Ohio city is drawing buyers with affordability, location, and strong community appeal.
Ashland homes are selling quickly
Ashland ranked No. 37 nationally, with homes selling in a median of 33 days from January through June 2025. That’s nearly three weeks faster than the U.S. median of 53 days. Its median listing price was $232,000, less than half of the national June median of $441,000, underscoring just how affordable this market is compared to many others on the list. Ohio had a strong presence in the 2025 rankings. Strongsville (ZIP 44149) landed at No. 6 with a $423,000 median and homes selling in just 25 days. Cuyahoga Falls (ZIP 44221) came in at No. 22 with a $196,000 median and 31-day time on market, while Mansfield (ZIP 44904) ranked No. 34 at $309,000 and 32 days. Ashland rounds out this cluster of Ohio standouts, offering one of the lowest price points of the group while still delivering a fast-moving market.
Midwest affordability keeps markets hot
Ashland’s success reflects a broader Midwest trend. Realtor.com June 2025 housing data shows that the region continues to dominate the Hottest ZIP Codes list, with Ballwin, MO; Strongsville, OH; and Bexley, OH all landing in the national top 10. Other Midwestern ZIPs like Rockford, IL, Racine, WI, and Council Bluffs, IA also made the top 50, underscoring the consistent strength of market demand across the heartland.
What unites these markets is their affordability compared to national and coastal averages. At $232,000, Ashland gives buyers an entry point into homeownership that is difficult to find in many other parts of the country.
“Ashland is part of the broader trend of buyers looking for even greater affordability and a slower pace of life,” explains Fred Loguidice, a real estate expert and the founder of Sell My House Fast Ohio.
“I’ve noticed a lot of interest from out-of-state buyers who are relocating for work or seeking a change of scenery and are amazed at what their housing budget can buy them here. Ashland’s median home prices are particularly attractive, and it’s a great option for those who want a small-town feel while still being close to larger cities.”
Suburban living with urban access
Realtor.com Chief Economist Danielle Hale explains that the hottest ZIPs share a formula: suburban-style homes, affordability, and ties to larger job markets. “These locations represent a sweet spot for shoppers who want suburban amenities and proximity to jobs without paying top-tier metro premiums,” Hale says.
Nationally, the hottest ZIPs received 3.6× more listing views and sold 30–42 days faster than the U.S. average. Inventory in these areas remains extremely tight—nearly 59% below pre-pandemic levels—which keeps competition strong.
