Forest Hill, Maryland, has landed a spot on the Realtor.com® 2025 Hottest ZIP Codes list, confirming that this Harford County community is one of the nation’s most competitive housing markets this year.
Each year, the rankings identify ZIP codes where homes are selling at record speeds and pulling in more buyer views than the U.S. average.
In 2025, Forest Hill’s 21050 ZIP code made the cut, thanks to a powerful combination of suburban charm, proximity to Baltimore, and relative value compared to pricier parts of the metro.
Homes are selling quickly in Forest Hill
Forest Hill ranked No. 35 nationally, with homes selling in a median of just 23 days from January through June 2025. That’s less than half the U.S. median of 53 days, underscoring how competitive the market is. The median list price in Forest Hill during that period was $472,000, below Baltimore’s metro median, giving it strong appeal for buyers seeking more space and suburban amenities at a better value.
Maryland was well represented in the rankings, with Forest Hill leading the South’s top ZIP codes. Other regional standouts include Warrenton, VA (ZIP 20187), with a median price of $880,000, and Henrico, VA (ZIP 23229), with a $552,000 median. Compared to these markets, Forest Hill’s mid-$400Ks median positions it as a relatively attainable option for home shoppers who want metro access without breaking the bank.
The Northeast and Midwest continue to dominate
Forest Hill’s strong showing highlights how the Northeast and Midwest continue to anchor the nation’s hottest zip codes. According to Realtor.com housing data, these regions remain ahead of the South and West, which have cooled since the pandemic boom. Inventory has built up in places like Texas and Florida, but Maryland and the broader Mid-Atlantic remain highly competitive, with homes selling quickly and attracting multiple bids.
For Harford County specifically, Forest Hill reflects this demand as more buyers look north of Baltimore for affordability and community amenities. Its schools, open space, and family-friendly neighborhoods make it a natural draw for households seeking suburban living with ties to the city.
Suburban living with urban access
Realtor.com Chief Economist Danielle Hale explains that 2025’s hottest ZIPs share a common theme: they offer suburban settings with strong access to major metros.
“These locations represent a sweet spot for shoppers who want suburban amenities and proximity to jobs without paying top-tier metro premiums,” Hale says.
Nationally, the top ZIPs sold 30–42 days faster than the U.S. average and received 3.6× more listing views. Inventory in these areas remains tight, nearly 59% below pre-pandemic levels, which continues to drive competition and quick decision-making. Many buyers are turning to a mortgage planning tool to prepare before making offers in fast-paced markets like Forest Hill.
Forest Hill’s advantage in 2025
What sets Forest Hill apart is its ability to deliver suburban space and affordability while maintaining access to Baltimore’s economic opportunities. With prices below many other Mid-Atlantic hot spots, yet homes selling at a rapid pace, Forest Hill offers the best of both worlds: a family-friendly environment and strong market fundamentals.
Its place on the 2025 Hottest ZIP Codes list is proof that Maryland’s suburban communities remain competitive on a national scale. For buyers, Forest Hill represents an appealing blend of livability and value—a winning formula in today’s high-rate, high-demand housing market.
