Bristol Is One of the Hottest ZIP Codes in Connecticut—Here’s Why

Bristol, CT (ZIP 06010), has secured a prime spot on Realtor.com®’s 2025 Hottest ZIP Codes list, showcasing how this Hartford County city is winning attention from buyers nationwide.

Known for its suburban setting, community amenities, and proximity to the Hartford, CT housing market, Bristol blends affordability with convenience—two qualities driving demand in today’s high-rate market.

From January to June 2025, Bristol listings attracted 3.3 times more views per property than the U.S. average and sold in a median of just 30 days. The median listing price was $355,000, comfortably below the national median of $440,000. Home shoppers can also use a home affordability calculator to see how Bristol’s prices compare with surrounding communities.

Affordability meets suburban appeal

Bristol ranked No. 24 nationally, making it one of Connecticut’s standout performers in this year’s rankings. By comparison, South Windsor, CT homes (No. 9) carried a median listing price of $406,000, and Trumbull, CT real estate (No. 7) posted $666,000.

That spread highlights Bristol’s role as one of the more affordable entry points into the Hartford metro area. With its mix of established neighborhoods, parks, and commuter access, the city offers suburban living without the premium price tags of some surrounding markets.

Northeast leads the pack

Bristol’s success reflects the broader dominance of the Northeast in 2025. Seven of the nation’s top 10 hottest ZIPs were in the region, including Beverly, MA (No. 1), Marlton, NJ (No. 2), and Leominster, MA (No. 3). Regionally, the Northeast ZIPs drew high levels of market demand as buyers sought value compared with expensive urban cores.

Nationally, inventory challenges remain a defining feature. Across the country, listings in June were still nearly 13% below pre-pandemic levels, according to Realtor.com housing data. In the hottest ZIPs, inventory was even more constrained, averaging 59% below 2019 levels. This scarcity is fueling faster sales and continued competition among buyers.

The value equation in 2025

Like many of the hottest ZIPs, Bristol illustrates the sweet spot today’s buyers are chasing: suburban amenities with urban access, at a price that feels like relative value.

“These locations represent a sweet spot for shoppers who want suburban amenities and proximity to jobs without paying top-tier metro premiums,” explains Realtor.com Chief Economist Danielle Hale.

The national buyer profile in these high-demand areas reflects this competitiveness. Households shopping in the top ZIPs had a median income of $114,000 compared with $79,000 nationally. They also made higher down payments—between $42,000 and $143,000 versus the U.S. average of $30,000—and carried stronger credit scores (759 vs. 748). Many are turning to a mortgage calculator to determine how best to position themselves in these fast-moving markets.

Bristol, with its below-national-median home prices and fast-moving inventory, is well positioned to appeal to these prepared buyers.
