Livonia Is One of the Hottest ZIP Codes in Michigan—Here’s Why

Livonia, Michigan (ZIP 48152) ranks No. 19 on Realtor.com®’s 2025 Hottest ZIP Codes list.

This Detroit metro suburb has emerged as one of the fastest-moving and most in-demand housing markets in the country, drawing buyers with its affordability, suburban lifestyle, and easy access to regional job centers.

From January to June 2025, Livonia listings received 2.8 times more views per property than the U.S. average and sold in a median of just 25 days. The median listing price during that period was $305,000—well below the national median of $440,000—making it an attractive option for budget-conscious shoppers without sacrificing location.

Livonia’s competitive edge in Michigan

Livonia is the only Michigan market to appear in the 2025 Top 50 rankings, a repeat showing after landing at the #11 spot on the 2024 list. Its price point is lower than many nearby suburbs while still offering proximity to Detroit’s employment hubs, a mix that appeals to first-time buyers and move-up shoppers alike.

With homes selling in just under four weeks, Livonia’s pace is well ahead of the national median of 53 days. That speed, combined with above-average listing engagement, shows buyers are acting quickly when homes become available in this competitive market.

And there is huge investment being made in the town. At the start of 2025, city leaders announced they’re moving forward with an ambitious plan to expand and rebuild the town. Plans for a new senior center, police station and city hall are all underway for the downtown, hopefully looking to entire revitalize the Main Street area of the town by 2030. 

Midwest’s strong showing in 2025

Livonia’s performance reflects a broader trend in the Midwest housing market . The region is well represented in this year’s list, with Ballwin, MO (No. 4), Strongsville, OH (No. 6), and Bexley, OH (No. 10) all ranking in the top 10.

One reason the Midwest is thriving is inventory scarcity. According to June 2025 housing data, national listings were still 12.9% below pre-pandemic levels, while the hottest ZIP codes averaged nearly 59% fewer listings than in 2019. In metros like Detroit, limited supply is prompting buyers to move quickly, especially for well-priced homes in desirable suburbs.

Suburban living with urban access

As highlighted in the 2025 Hottest ZIP Codes report, a common theme among top-ranked markets is “suburban living with urban access”. Livonia fits this profile with residential neighborhoods, parks, and local amenities, all within commuting distance of Detroit’s job centers.

The city offers a range of housing styles, from mid-century ranches to newer builds, catering to a wide spectrum of buyers. Good schools, established communities, and easy highway access further strengthen its appeal, as does the plans for reshape the town center.

“I think residents are absolutely right about this, that if we do this right, this is the way to make sure that Livonia is the place that our kids want to come home to,” said Mayor Maureen Brosnan to the Detroit News, who has called a downtown “a missing piece” in the city.

The value proposition in a high-rate environment

Even with mortgage rates elevated in 2025, Livonia’s $305,000 median price keeps it competitive. The report notes that relative value—not just the lowest prices—plays a big role in attracting buyers in today’s market. Livonia’s combination of affordability, quality of life, and market pace reflects that balance.

Nationally, markets that remain active despite higher rates tend to be those where homes sell quickly and buyer engagement is high. As existing-home sales trends show, demand remains strong in communities offering a compelling value proposition—something Livonia has in spades.

Livonia’s presence in the Top 50 underscores how Midwest suburbs can compete with pricier coastal markets by offering the right mix of location, amenities, and affordability. If current trends hold—tight inventory, sustained demand, and quick decision-making—this Detroit suburb will remain one of Michigan’s most competitive housing markets well into the future.
