From January to June 2025, Toledo listings received 3 times more views per property than the U.S. average and sold in a median of just 26 days. The median listing price during that period was $211,000—less than half the national median of $440,000—making Toledo one of the most affordable ZIP codes in the Top 20.
A value leader in Ohio’s housing market
Toledo joins two other Ohio markets in the Top 20—Strongsville at No. 6 and Bexley (Columbus metro) at No. 10. Its affordability is unmatched among them, appealing to first-time buyers, budget-conscious shoppers, and investors alike.
The city’s strategic location along I-75 and near the Michigan border makes it a hub for regional travel and commerce, while its housing options range from historic homes to modern new builds.

Toledo’s performance is part of the Midwest housing market’s strong showing in the rankings. The region’s combination of low prices, livability, and accessibility continues to draw buyers from around the country. Loguidice calls it one of the “sweet spot” towns of Ohio.
According to June 2025 housing data, national listings were still 12.9% below pre-pandemic levels, while the hottest ZIP codes averaged nearly 59% fewer listings than in 2019. In Toledo, that limited supply helps drive competition even at lower price points.
Affordable living with urban amenities
Toledo offers a range of amenities for residents, from a revitalized downtown and waterfront along the Maumee River to cultural attractions like the Toledo Museum of Art and a nationally recognized zoo.
Neighborhoods in the ZIP 43615 provide easy access to shopping, dining, and parks, while remaining affordable compared with many Midwest metros. The city’s manufacturing base and growing healthcare sector add employment stability.

With a median price of $211,000 and homes selling in just over a month, Toledo offers one of the most compelling affordability-to-speed ratios in the Top 50. Buyers are acting fast to secure homes, especially those that are move-in ready.
While some parts of the country have seen slower activity, existing-home sales trends show that affordable metros with strong community infrastructure, like Toledo, are still attracting steady demand.
If these patterns hold—tight inventory, value-driven demand, and a steady pace of sales—Toledo will likely remain one of Ohio’s most attractive affordable housing markets for years to come.
