Rockford Is One of the Hottest ZIP Codes in Illinois—Here’s Why

Rockford, Illinois homes(ZIP 61108) rank No. 11 on Realtor.com®’s 2025 Hottest ZIP Codes list , making this northern Illinois city one of the most in-demand housing markets in the Midwest.

Known for its affordability, accessibility, and revitalizing neighborhoods, Rockford is attracting buyers looking for value without sacrificing amenities.

From January to June 2025, Rockford listings received 3.4 times more views per property than the U.S. average and sold in a median of just 24 days. The median listing price was $188,000—well below the national median of $441,000—making it one of the most affordable markets in the Top 50.

A leader in Illinois housing affordability

Rockford’s position near the top of the Midwest rankings reflects its balance of price and livability. The median listing price here is significantly lower than in nearby Chicago, which makes Rockford an appealing option for first-time buyers and those seeking more space for their money.

Its location along I-90 provides direct access to Chicago, Madison, and Milwaukee, while the city itself offers a variety of parks, cultural attractions, and employment opportunities in manufacturing, healthcare, and logistics.

Milena Cojkic, a real estate agent with Keller Williams Realty Signature in Rockford, tells Realtor.com that the city’s undisputed attraction is its affordability.   

In 2024 alone, Cojkic says that she helped more than 30 families purchase homes and settle in Rockford. 

“They wanted to move into Rockford specifically for the affordability and the fact that they had stay-at-home jobs and they were able to work wherever,” explains Cojkic.

Midwest’s ongoing momentum

Rockford’s strong showing is part of the Midwest housing market’s continued strength in 2025. The region placed multiple ZIP codes in the Top 20, including Ballwin, MO (No. 4), Strongsville, OH (No. 6), and Bexley, OH (No. 10). These markets share a common thread—affordability compared with national averages and proximity to job-rich metros.

According to June 2025 housing data, national listings were still 12.9% below pre-pandemic levels, while the hottest markets averaged nearly 59% fewer listings than in 2019. Rockford’s competitive pace is a direct result of that inventory pressure.

Suburban feel with urban benefits

While Rockford is a full-fledged city, many neighborhoods offer a suburban-like atmosphere, with tree-lined streets, larger lots, and single-family homes. The city’s ongoing downtown revitalization is also attracting buyers who value walkability, local businesses, and cultural events.

The combination of urban amenities—like museums, restaurants, and a vibrant arts scene—with more affordable housing options is drawing interest from both local and out-of-town buyers.

Why Rockford’s market is moving fast

With a median price of just $188,000, Rockford stands out as one of the most affordable ZIP codes in the Top 50. That low price point, combined with a 24-day median time on market, makes it highly attractive to buyers seeking budget-friendly options without compromising on location.

While some national markets have slowed, existing-home sales trends show that affordable, high-demand cities like Rockford are still moving quickly. Many buyers here are motivated by the opportunity to purchase more space at a fraction of the cost in larger metros.
