South Windsor, Connecticut (ZIP 06074) came in at No. 9 on Realtor.com®’s 2025 Hottest ZIP Codes list, making this Hartford County community one of the fastest-moving housing markets in the nation.
Known for its suburban setting, strong schools, and commuter convenience, South Windsor is attracting buyers who want both value and quality of life.
From January to June 2025, South Windsor listings received 5.0 times more views per property than the U.S. average and sold in a median of just 27 days. The median listing price during that period was $406,000, a slight 3.2% discount from the Hartford-West Hartford-East Hartford metro’s $464,000 median.
Connecticut’s strong showing in 2025
South Windsor is one of three Connecticut markets to make this year’s list, joining Trumbull at No. 7 and Wallingford at No. 18. Its competitive pricing and commuter-friendly location make it appealing to both local buyers and those moving from out of state.
In 2025, 67.0% of South Windsor’s listing views came from outside the metro, with Boston-Cambridge-Newton buyers accounting for 14.2% of that out-of-metro traffic. This strong regional interest reflects the town’s draw for buyers seeking more space and affordability compared with nearby Massachusetts markets.
Northeast continues to dominate the rankings
South Windsor’s position is part of the Northeast housing market’s dominance in 2025, with seven of the top 10 hottest ZIP codes nationwide. Regionally, South Windsor ranked seventh, behind Cumberland, RI, and ahead of Wilbraham, MA.
Limited inventory remains a key factor in the competition. According to June 2025 housing data, national listings were still 12.9% below pre-pandemic levels, while the hottest markets averaged nearly 59% fewer listings than in 2019. These conditions drive quick sales and multiple-offer situations.
Suburban living with urban access
South Windsor offers a suburban environment with strong ties to the Hartford metro, giving residents access to jobs, schools, and amenities while maintaining a quieter community atmosphere.
The housing stock includes single-family homes, newer subdivisions, and established neighborhoods, appealing to a wide range of buyers, from young families to professionals.
With that said, the town’s location also puts it within reach of regional employers in Massachusetts, with a commute to Boston a hike but not out of the question, making it a practical choice for buyers who work across state lines but prefer to live in Connecticut.
Why South Windsor’s market is moving fast
With a median listing price of $406,000, South Windsor is below the current national median of $440,000, offering affordability while still delivering access to amenities and commuting routes.
Homes spend less than a month on the market on average, far faster than the U.S. pace of 53 days. While some markets have cooled, existing-home sales trends indicate that suburban communities with strong regional appeal, like South Windsor, remain active. Buyers are acting quickly to secure homes in this competitive environment.
